Listing Side Services Include:

Open Title/Escrow

Send Intro email and send signed contracts documents to Title, Seller’s, Buyers Agent, Lender

Change MLS to Option Pending
-
Send Inspection email to sellers (inspection scheduled)
-
Receive/Send to Listing Agent- Inspection Notice from buyer's agent.
-
Obtain, repair receipts received from the seller & Send to buyer's agent (if applicable)
-
Inform Lender about completed inspections and request appraisal.

Review Broker File and Submit to Compliance
-
Complete and submit Greensheet
-
Send DA to Title
-
Verify receipt of title commitment & CD Settlement
-
Send Title commitment & CD Settlement to sellers/Realtor
-
Add appraiser info to closing parties and inform buyer's agent of the appointment.(If lender does not already provide that service)

Appraisal scheduled email to: Seller, Buyers agent, Title
-
Check w/lender or Buyers agent on appraisal completion and Survey.

After appraisal, change MLS to pending
-
Send "appraisal in" email to Seller
-
Email lender for loan commitment letter

Schedule Closing with sellers

Let Sellers know when Buyers final walk-through

Change MLS to Sold

Inform Seller of final walk-through

Ask title for CD for review if not already received

Review Broker File and Submit to your Compliance

Listing Services $150.00
Agent to send me their own signed pre listing-documents.
What I do: (I "carbon copy" Listing Agent on all emails)

Verify that all Pre-listing documents sent to me are signed and complete.
-
Introduction email to Listing Agents clients verifying the best times for staging and/ or photography.
-
Set up Staging and/or Photographer appointment (Stager/Photographer of Realtors choice)
-
Send email to sellers, and agent regarding day/time for photography appt, letting the clients know that they will want to be out of the house during this time.
-
Start setting up MLS information from listing documents.
-
Input all details into MLS
-
When Photos are received, add approved photos to MLS.
-
When approved by Realtor, change Status to “Active”.
-
Get screen shot of Active and send to Listing Agent or add in their broker documents.
-
Reminder for Agent know to put a sign and lockbox on property.
-
Send email to sellers with link to MLS and Active Status.
-
Submit Active Docs to Compliance for approval
Communication with all parties involved
Organization and overview of files
Ensure all signatures are obtained
Time management of all disclosures, documents, reports etc..
Buyer Side Services Include:
